October, 19/2009 Earthwork and drainage a. Altitude planning: - Build a foundation to create a building surface on the whole project area. - Altitude limitation: Hxd ≥2.5m – The Vietnamese Altitude Codes 2000.
b. Drainage and sewage system planning: - A brand-new drainage system of the project is built on the whole area of the site. - Segregate sewage systems for waste water and drainage. The sewers are built underground. - Their sizes and dimensions are calculated based on the water fulfilling period T=3 years. + Sewers are placed along the roads in a way that water can gather toward the disposal source (the main slope) within the shortest time. + Disposal direction: toward the Large Catfish canal. + The depth of buried sewers Hc ≥ 0.7m; their slope reach the least value that is enough for the sewers to clean themselves.
Water supply and firefighting - Source of water: During the first stage the water supply source is taken from the D500 pipe of Luong Dinh Cua Street. In the future, there will be a supplement supply from pipe D500 along East-West Highway. - Water supply standard: 250 liter/person/day (for daily use only) and the total water supply of the whole area: Qmax = 10,785m3/day. - Fire-fighting water supply standard: 15 liter/s for a fire. The number of fires happening at the same time is 02. The average fire-extinguishing time is 03 hours.
Water supply network: + Joint the internal network of the planned site with the existing D500 pipe of Luong Dinh Cua street. In the future there will be a connection to the water pipe of the East-West Highway. + Design the internal water supply network of the site as a circular network, then develop the branch networks to distribute water to the consuming locations. Note that water-pumping stations must be added to serve the high-rise buildings. - Water supply network for fire-fighting: Based on the main pipes to place fire-extinguishers with the serving radius of 100-150m. Note that the water from canals and rivers can be used for fire-fighting also. Investor should be responsible to install fire-extinguisher along roads by following correctly the requirement of Fire-fighting Department of Ho Chi Minh City
Sewage Waste water discharged: - Standard: 250 liter/person/day and the Total volume of waste water of the whole area is Qmax = 10,393.47m3/day.
Sewage solution: + Build a completely separate sewage system. Waste water must be briefly managed in septic tanks before being released to the waste water treatment station. + At this stage: Waster water is gathered at the internal septic tank of the block to be primary treated and then to be released to waste treatment station. After the treatment water must achieve Vietnam standard TCVN 7222 – 2002 before being released to the environment. During this stage, investors must note that waste water must achieve the above standard and the TCVN 6772 – 2002. + Later stage: Waste water from treatment station will be collected and taken to the general treatment plant of the city. Waste water after the treatment must achieve the standard TCVN 5945 – 2005
Electricity supply - Power supply standards: 1500-2000 Kwh/person/year. - During the first stages the power source is taken from station 110/15-22KV An Khanh and 110/15-22KV T2. An Khanh station is the power source for the first stage, and T2 power station is the additional power source for the second stage. - Build a new underground 15-22KV medium-voltage circular electricity line to make sure that the power supply source works continuously. Electricity cables are scattered in the technical streamlines and trenches. - A low-voltage electrical substation 3P-15(22)/0.4KV is built in each area and uses the dry type 3P 15(22)/0.4KV. - A new 0.4KV low-voltage circular network is built. Electricity cables are scattered in the technical moats and trenches to supply electricity to the distributing low-voltage hub of each building.
Public lighting planning: * Standard used: TCVN 259:2001- Artificial lighting for urban street and square * Sodium lights are used, with a yellow light of 150W ÷ 250W-220V. Made of steel covered with zinc, each lamp-post is a pipe with a 12m base. Cables supplying electricity for lighting are copper M-16mm2 cables, built underground. * Lighting controlled box with the cover by composite plastic, protection equipments are prepared into it, for switch on or switch off control. The saving energy is totally automatic
Note: - Investor has to cooperate with electricity management unit to ensure a sufficient power supply for public lighting. In case there is destruction or broken conditions, the local residents have to inform management unit to handle. It is forbidden to climb on the lighting pole or use it for any other purpose.
Telecommunication - Follow the TCN 68-254:2006 – The standard of Viet Nam post –telecommunication and the existing principles. - Standby capacity estimated (the correct number can be changed to follow basic design):
Telephone cable : + Telephone cable for one apartment : 1 set/ 2 pair + Telephone cable for secondary school, elementary school, cultural center, management office, gas station : 25 telephones/ 50 pair
Television cable : + Television cable for one apartment : 1 set/ 1 line/ 1 pair + Television cable for secondary school, elementary school, cultural house, management office, gas station : 20 set/ 20 pair
Internet cable : + Internet cable for one apartment : 1 line/ 1 pair + Internet cable for secondary school, elementary school, cultural house, management office, gas station : 20 set/ 20 pair
Regulations about installing technical infrastructure pipelines - Infrastructure system in Binh Khanh resettlement residential area (38.4 ha) is installed underground along the pavement, including: * Medium and low voltage wire line and telecommunication cable (telephone line, television cable, internet cable) go underground in technical stream line or technical trenches. * Water supply pipe lines , drainage lines, sewage line go underground. - Location, orders and distance between different lines will follow current standard. + The order of installation: Deeper pipelines are built before shallower ones. Garbage treatment and environmental sanitation Garbage: - Households in the residential area have the responsibility to make a contract with the urban sanitation company so that they transport daily garbage of each household to the right place. All kinds of illegal garbage disposals which cause insanitariness and damage the urban landscape are prohibited. + Standard: 1.5kg/person/day and the Total weight of the daily trash is 36 tons/day. + Trash management solution: - Garbage is classified in each household. - Then it is collected and taken to the garbage collective spot in the planned site. - Use special vehicles to carry the garbage to the trash management plant of the city.
Environment: - Polluted air and gas must not be enmeshed to the neighbourhood. Pipe of exhaust fumes can not directed to the public area with minimum of diameter 160mm, location should be at the building back, at least 1m from the house top. |
